The importance of pricing your home correctly in your current market. During your transaction, the lender will send an appraiser to evaluate and give their price opinion. The lender determines if the property qualifies for the loan from the appraisers report. This is to protect the lender if the buyer should default on the home.
I have access to Active homes (the competition), homes currently under contract, and recent Solds to help determine the actual current market (what buyers are willing to pay) for your home in your area specifically.
Be careful using 3rd Party websites to determine the list price, they often do not have access to the appropriate data. Texas is a non-disclosure state and they do not have access to Multiple Listing information.
